Bought for a (re)purpose!

Ashurst Real Estate is delighted to announce the recent sale a 3,500 sq. ft. period office building at 52 Doughty Street, London WC1N 2LS to a private individual who intends to convert this Grade II listed building into a new, single family home.

Our involvement in the 2 years prior to the sale included advising the pension fund vendor on refurbishment and change of use options.

Having assembled a project team of architects, planning consultants + a heritage adviser, a planning application was submitted to London Borough of Camden to convert this tired office, back to its former glory of an impressive central London house.

Well publicised reports of a lack of appetite in the market for residential conversions options are clearly inaccurate as a flood of potential purchasers emerged upon registration of the planning application.

After a short, closed marketing process, the stand out purchaser agreed to proceed on an unconditional basis.

Having taken over the vendor’s planning application and project team, we are pleased to learn that planning consent has been granted and the refurbishment works have begun.

This 4,500 sq. ft property, in residential terms, benefits from a lift, rear patio garden and roof terrace with fabulous high ceilings and traditional, large sash windows and will provide a stunning central London home for the new owner upon completion of the refurbishment works.

A figure close to the £3,500,000 asking price was ultimately achieved.
