Tech start up Rokk, a forward looking company developing low tech to promote good mental well being and health, have found their own happiness and joy in their new office at 140 Wardour Street by taking this inspiring suite from WorkPad, the central London managed office provider.
This fabulously located building, in the heart of Soho has been warmly fitted and furnished to provide top class accommodation for an emerging and exciting new company.
The 1,214 sq. ft. suite was acquired fully furnished for 12, along with a lovely meeting room, break out area, fully fitted kitchen, air conditioning and lighting fast internet.
WorkPad’s fully managed package means that only a single monthly charge is raised to occupy the property, allowing Rokk to focus on their business rather than having to manage its office.
Despite fully managed offices wanting to become the new normal in the post COVID environment, there was a surprising lack of choice in the West End for properties of a certain size.
Managed office providers are not overflowing with stock and traditionally leased landlords are trying to enter the market with bolt on managed services but without the flexibility that the market expects.
Lessons to be learned for occupiers thinking about a move…….don’t leave until the last minute (not that Rokk did), not all flexible solutions are equal, take advice and reap the benefits.
Lessons learnt as an adviser……..the age old question of whether it is a lease or a licence has been answered, at least for this building (guess the outcome from the next adage!), Landlord and Tenant Act 1954 exclusion notices can be dealt with electronically and notarised by lawyers in a completely different continent. Most importantly, when both parties have the will, a contract can be signed and completed in days rather than months!
